Massachusetts Introduces Two New Protections for Homeowners

Massachusetts has implemented two important updates at the Registry of Deeds to enhance property owner protection. If you own a home, these changes could significantly benefit you:

1. Increased Homestead Protection

The value of registered homestead protection has doubled from $500,000 to $1,000,000. A homestead declaration safeguards your primary residence from most creditors.

  • If you already have a recorded homestead, no action is needed—the new protection limit applies automatically.
  • If you haven’t filed a homestead declaration, you can do so through the Registry of Deeds for a one-time fee of $35. Homestead Link

2. Property Watch—Fraud Prevention Alert System

Property fraud is real, and cases have occurred where homes were fraudulently sold without the owner’s knowledge. To combat this, Massachusetts now offers Property Watch, a free service that alerts you by email if any document is recorded under your property’s name.

  • Each owner (or entity) listed on the deed must register separately, but up to five name variations can be used for the same email address.
